25 East Delaware is a 140-unit, 18-story apartment tower on Chicago’s Near North Side.

The vintage building, which was completed in 1927, includes ground-level retail and restaurant space. Hooper & Janusch was the architecture firm for the limestone and brick tower, which has a fanciful cupola above its penthouse.

The apartments

25 East Delaware has a mix of studio, one- and two-bedroom apartments. Two-bedrooms have either one or two baths.

Floor plans are available online.

The units have wood-like laminate floors and crown moldings.

Kitchens include gas ranges and built-in microwaves and dishwashers. In-unit washer / dryers are not available.

Views. The building has very limited views. Studio units typically look out into the blank wall of the adjacent hotel.

Amenities, services, policies

25 East Delaware, like most vintage buildings, has a limited amenities package.


The building has a small fitness room and a laundry room.

There’s a dry cleaners on-site.

Maintenance staff is on-site. The building does not have door staff. Cats are welcome; dogs are not.

The location

The building has an excellent Near north side location.

Loyola University’s Water Tower campus is two blocks from the property and Loyola’s new Quinlan School of Business will be built a block south of it. Northwestern and Lurie Children’s hospitals are a short walk further east.

Shopping. Residents of 25 East Delaware enjoy unusually convenient access to grocery shopping.

There’s a locally-owned Potash Markets around the corner on State St. Five short blocks south is what Whole Foods bills as its “Gold Coast store” despite its River North location.

A number of convenience stores are nearby and Jewel, Plum Market and a new Target are not far away, as are a number of Walgreens and CVS pharmacies.


The 900 North Michigan shops, anchored by Bloomingdale’s, Michigan Avenue’s Magnificent Mile shops, and Water Tower Place are just to the east.


Diesel and Urban Outfitters are a block north of the building, and Oak Street boutiques are a block further.

Dining, nightlife. Five Starbucks, including one at the end of the block, are within a few minutes’ walk of the building.


Turn right past the Goddess and you’ll see tree-shrouded Connors Park, home to a new Argo Tea. Just beyond Argo is McCormick & Schmick’s on Chestnut.


Head north and you’ll navigate one of the densest, most interesting restaurant clusters in Chicago – the so-called Viagra Triangle. Locals just call it “the triangle,” after the shape of Mariano Park.


Just past Mariano Park, from whose shape the triangle derives its moniker, is the storied Division Street strip, home to Mothers, the legendary Butch McGuire’s and more than a dozen other establishments.

If you head south from 25 East Delaware you’ll quickly encounter the thriving River North restaurant and nightlife cluster.

Parks, recreation. Residents of 25 East Delaware have good access to parks and recreational opportunities.

Washington Square Park is a tranquil oasis two short blocks west of 25 East Delaware.

Lake Shore Park, which has a running track, softball fields, tennis courts, a playground and a small field house, is a few blocks east of the building.

The popular Oak Street Beach is within walking distance.

Transportation. Public transportation is excellent. The CTA Red Line stop at Chicago Ave is just over a block south of 25 East Delaware. A variety of CTA bus routes traverse State St, LaSalle St, Michigan Ave and Chicago Ave, steps from the property.

The location has fairly quick access to I-90/94 and the city’s expressway grid via the Ontario St / Ohio St on / off ramps.

Zipcar and Enterprise CarShare cars are nearby. Taxi service is available 24/7.
