This morning an 800 square-foot, one-bedroom / one-bath loft at the Blue Moon Lofts, 215 N Aberdeen St in Fulton Market, was listed at $99,000, making it the lowest-priced home in the 60607 ZIP code outside of River City’s listings. It’s a short sale, so take that amount with a grain of salt — nothing in the listing indicates a bank has approved the price. But if you’re aching for a timber-and-brick loft near downtown, five figures might be (you guessed it) a once-in-a-Blue Moon deal.

The listing by Jill Hare of Jameson Sotheby‘s says unit 610B is a top-floor, northeast corner unit (not on the “train side of the building, Hare says, referring to the elevated Green Line running above Lake Street) with 16-foot ceiling heights, exposed brick and ductwork, an east-facing balcony, 42-inch maple cabinets, a slate gas fireplace, in-unit laundry, a walk-in closet, and deeded outdoor parking. 2009 taxes are $2,217, and monthly assessments are $302.

The unit sold for $170,000 in October 2000 and for $187,000 in January 2003, according to Blockshopper.

The other four listings in the 74-unit building are priced from the $220s to $420s. Redfin‘s records show seven sales at Blue Moon Lofts over the past two years, ranging from the $160s to $470s.
