A recent Fordham Institute study referenced at Atlantic Cities spotlighted Chicago’s 60604 as ranking third among the “fastest gentrifying neighborhoods in the United States.”
The metric for gentrification was change in the “White share” of population. ZIP code 60604 saw its White population share rocket from 37.7% in 2000 to 75.4% in 2010.
ZIP code 60604 spans the two Loop blocks between Van Buren and Adams, and the area between Michigan Ave and Wells St. Its population increased from 78 in 2000 to 570 in 2010. Do the math and you can easily see that the non-White population in 2010 was greater than the entire population in 2000.
