A little mansion on Prairie

The townhome at 1815 S Prairie Pkwy has popped up on our radar several times over the years.

We first wrote about it back in May of 2004, when it was the last of 17 homes to be sold in a development called the Mansions on Prairie Avenue. The asking price, at the time, was $2.9 million.

The price held at $2.9M at the time of our September 2004 visit, but by November the ask had dropped to $2.5 million. It sold for $2 million in March of 2005.

The next blip on our screen, last October, saw the home offered as a rental at the market-topping price of $14,900 a month.

One of our 2004 stories stated the square footage as “nearly 6,000” and another cast it as “more than 5,860.” We learned yesterday, via Curbed, that the home is for sale at a list price of $2.6 million and encompasses 5,000 square feet of living space. The Cook County Assessor lists the building’s square footage as 3,205.

I’m inclined to sneer at references to anything less than 10,000 square feet as a mansion unless unusually rich detailing and finishes elevate it to that category.

The finishes of 1815 S Prairie were designed by John Robert Wiltgen, and are clearly above the norm, but far short of what I saw when I shot the following videos with John at his personal residence in the West Loop.
