AMLI 900 was the first major Chicago high-rise to announce that it would be completely smoke-free.
AMLI 900 offers 9 different floor plans of studio, 1-, 2- and 3-bedroom apartments. Two- and 3-bedrooms have two baths.

The apartments have a “soft loft” aesthetic, with 9-foot high concrete ceilings, floor-to-ceiling windows and exposed spiral ductwork.
AMLI 900 has higher-level finishes than some of its competitors. All-electric kitchens have 42-inch kitchen cherry or maple cabinets and stainless steel and black appliance packages that include built-in microwaves. The open-plan kitchens have good counter space, islands with pendant lighting and granite counter tops.
Units have hardwood-like floors in living areas and carpeted bedrooms. All of the apartments have in-unit washer / dryers and most have private balconies. Two-bedrooms typically have the split-bedroom layout that’s popular with roommates, and have stall showers in the master bath.
Most of the units have good closet space.
Views. AMLI 900 can be considered a view building, and it’s likely to retain that distinction.
Higher floors have dramatic views of the skyline to the north and east.
The east view looks over the low-rise buildings at the Dearborn Park development.
AMLI South Loop, which is under construction immediately north of AMLI 900, will limit the views to the north from lower floors.
Amenities, services, policies
AMLI 900’s amenities package does not include a pool.
The building has a rooftop sun deck with an outdoor fireplace and spectacular views. There’s an adjacent resident lounge with a theater area.
There’s a fitness room, an Internet café with coffee bar and a private conference room. Complimentary Wi-Fi is available through the amenity areas.
AMLI 900 is smoke-free. The building has on-site leasing, management and maintenance staff and 24/7 door staff. AMLI 900 is pet-friendly, subject to limits, and has an adjacent dog run and a private park. Bicycle storage is available.
AMLI 900 has one of the least convenient locations among South Loop apartment buildings.
The complex is at the neighborhood’s western edge, with poor proximity to South Loop attractions compared to other apartment buildings.
AMLI 900 is on a stretch of Clark Street that’s heavily traveled by traffic moving at speed. The Dearborn Park development has a continuous half-mile long wall that blocks access to the east from Clark Street. Railroad tracks block access to the west. A large vacant lot borders the property on the south.
Shopping. Residents at AMLI 900 have decent access to grocery shopping.
Target is directly south of AMLI 900.
Trader Joe’s and Jewel-Osco are a half-mile south and east of AMLI 900 and Whole Foods is three-quarters of a mile south and west. There are full-service pharmacies in the Jewel and Target, and a Walgreens is several blocks south and east on Roosevelt Rd.
Retail space at the nearby Shops at Roosevelt Collection languished vacant for years, but has been filling relatively rapidly in recent months, with an emphasis on fashion.
The Roosevelt Collection has a lengthy history of failing to meet targeted dates for retail, restaurant and service occupancies. You’d be well advised to count only on what you see rather than what’s touted as coming.
There’s a large and growing cluster of big-box shops just west of the river along Roosevelt Rd.
AMLI 900 has relatively limited access to dining and nightlife options compared to other South Loop apartments. The new AMLI South Loop development, immediately north of AMLI 900, will have ground-level retail space that may enhance the pedestrian experience for residents of AMLI 900.
Just south and west of AMLI 900, the Showplace Icon theaters at Roosevelt Collection is one of the few first-run movie venues in downtown Chicago. The lounge bar gets busy in the evening and has food available.
Parks, recreation. AMLI 900 has poor access to public parks and recreational opportunities.
It’s easy to be deceived by a map view, which shows two small parks near AMLI 900. There’s no direct east access to those parks or to Grant Park.
Transportation. Public transportation from the location is inconvenient, and is inferior to competing properties.
The nearest CTA bus routes are several blocks from the building.
Rentals are typically available in a number of nearby condo buildings, sometimes at lower rents than in the managed apartment buildings.
