Astoria Tower is a 248-unit, 30-story apartment tower in the South Loop. The building has a 238-space parking garage.

Astoria Tower was completed in 2009. Warman Development was the developer. FitzGerald Associates was the architecture firm and KLM Construction was the construction manager.

Astoria Tower was originally built as a condominium, and a number of the units are occupied by condominium owners. More than 80% of the building was converted to rental apartments late in 2010.

The apartments

Astoria Tower offers 11 different studio, 1- and 2-bedroom floor plans. Two-bedrooms have either 2 or 2 ½ baths. One of the 1-bedroom plans has a den and 2 full baths. Several of the plans have baths with both a tub and stall shower.

The apartments have high ceilings, floor-to-ceiling windows and almost all have balconies. Several penthouse units have very large outdoor terraces.

Built as a condo, Astoria Tower has higher-level finishes than some of its competitors. The open-plan kitchens have good counter space, granite counter tops, and stainless appliances including gas ranges and built-in microwaves.


Apartments have hardwood floors in the living areas, carpeted bedrooms and in-unit washer / dryers.

All of the two-bedrooms feature the split-bedroom layout that’s popular with roommates.

Views. Astoria Tower has good views from most of its higher-floor apartments.


West and north-facing units have the best views. East- and south-facing units have views of Grant Park and Lake Michigan.

Amenities, services, policies

Astoria Tower is a full-amenity building.


The amenities package includes an indoor pool, whirlpool, sauna and steam room, and a spa / massage salon.

The amenities level has east- and west-facing sun decks with gas grills, a fireplace and a variety of seating areas.


Astoria Tower has a fitness room adjacent to the pool and the east sun deck. There’s also a billiards room and complimentary Wi-Fi is available throughout the common areas.


Astoria Tower recently added a business center and a theater room. The garage has an electric car charging station.

The building has on-site leasing and management staff and 24/7 door staff. Astoria Tower is pet-friendly, subject to limits.

The location

Astoria Tower has a convenient location close to the Loop, parks, transportation, shopping and major attractions.


Astoria Tower is just east of the Printers Row neighborhood and within a short walk of a number of local colleges and universities.

Shopping. Astoria Tower has fairly convenient access to grocery shopping.


Trader Joe’s, Target and Jewel-Osco are three blocks from Astoria Tower. There are full-service pharmacies in the Jewel and Target, and a Walgreens is 2 blocks from the building. A number of convenience stores are nearby.

The most convenient retail cluster for Astoria Tower residents will be the State Street shops, anchored by Macy’s.

Dining, nightlife.
There are a number of friendly, neighborhood-oriented spots near Astoria Tower.



In Printers Row, Blackie’s is a local favorite for burgers and a pleasant sidewalk hangout in good weather. Other Printers Row venues that merit a visit include Flaco’s Tacos, Hackney’s, Kasey’s Tavern and Bar Louie.

Jimmy John’s, Lou Malnati’s and Pauly’s Pizzeria are a few doors north of Astoria Tower.


There are dozens of additional restaurants within a few minutes’ walk of Astoria Tower. Breakfast favorites include Bongo Room, Eleven City Diner and Yolk.


Blues lovers can head around the corner to Buddy Guy’s Legends at 700 S Wabash. Jazz Showcase serves up live music seven nights a week and at a Sunday matinee at Dearborn Station, a short stroll west of Astoria Tower.

Parks, recreation. Astoria Tower residents have good access to public parks and outdoor recreational opportunities.

Dearborn Park, a half-block west of the building on 9th St, is a little-known public park with a dense tree canopy, a small playground, green space, a walking path and a fitness course.


Follow the fitness course and you’ll arrive at Roosevelt Park, also public, which has another small playground, a large green area and three tennis courts.

Grant Park, Chicago’s 319-acre “front yard,” is two short blocks east of Astoria Tower.

Transportation. Public transportation from the location is excellent.

Astoria Tower is midway between CTA train stops at Roosevelt and State and State and Harrison, and a short walk from both.

Multiple CTA bus routes run along Michigan Ave, two short blocks east, and State St in front of the building.

Residents who commute by bike can head a short block west to the protected two-way bike lane that extends north along Dearborn St to Kinzie St.

Taxi service is generally good at the location. Enterprise CarShare and Zipcar car sharing locations are nearby.

I-90/94 and I-290 can be reached quickly via Congress Pkwy.
