We’re inching closer and closer to the deadline for the $8,000 first-time buyer tax credit and the $6,500 repeat buyer tax credit. Since buyers need to have their contracts signed by April 30 and be ready to close by June 30, it’s important to find a home that’s ready to deliver.
Thankfully, Montalbano Homes has several new-construction single-family homes ready for occupancy at several of its communities, including Nantucket Cove in Beecher, Chestnut Grove in Cortland, and Fairway Club Estates in University Park. To sweeten the deal, Montalbano has cut prices on some of these homes by tens, even hundreds of thousands of dollars.
At Nantucket Cove, a 2,657 square-foot, four-bedroom / 2.5-bath Stratford (above) has dropped in price from the $390s to $290s, and a 1,894 square-foot, three-bedroom / two bath Bristol (below) has dropped from the $420s to the $270s, says Regional Sales Manager Felisa Davis.
The Stratford home features upgrades throughout, but its biggest selling point, says Davis, is a sprawling master suite that plays almost like two separate rooms rather than a single bedroom. Meanwhile, the Bristol features a fully finished basement, she says.
At Chestnut Grove, a 2,430 square-foot, four-bedroom / 2.5-bath Grant-style home priced in the $260s is under construction and will be ready for occupancy soon. The 227-lot community is now home to the new Cortland Elementary School, part of the DeKalb Community Unit School District 428.
Buyers at Nantucket Cove and Chestnut Grove may qualify for 100 percent financing on 30-year fixed-rate mortgages through the USDA Rural Development program.
Five varieties of four-bedroom / 2.5-bath homes with 2,657 to 2,798 square feet are now available at Fairway Club Estates from the $260s to the $290s after once being priced from the $310s to $470s. The 76-acre community within the 18-hole Deer Creek Golf Club and comprises 193 single-family homes in 13 different designs.
