Belgravia reduces prices of four Union Row townhomes by as much as $80,000

For the first time since sales began at Union Row, Belgravia Group has unveiled a round of price reductions on four immediately available new-construction townhomes in the heart of University Village / East Pilsen.

After observing the success of price cuts at neighboring townhome developments in recent months, Belgravia is offering as much as $80,000 off to the buyers of the 4 units, says Belgravia Vice President Zev Salomon.

“It’s an amazing opportunity, one we’ve never done before at Union Row,” Salomon says. “We don’t expect to sell out Union Row in a day, but reductions on similar product in the market have demonstrated pent-up demand for this product type. At these reduced prices, we expect that these 4 homes will sell very quickly, especially considering what has happened at other nearby projects.”

The size of the discount is tied directly to how quickly a buyer signs a contract. The first person who takes advantage of the deal will receive an $80,000 cut, the second a $75,000 cut, the third a $70,000 cut, and the fourth a $65,000 cut, Salomon says.

The deal applies to four highly upgraded homes, each with a different floor plan. They include:

  • Unit #4 at 622 W 16th St: a four-bedroom / three-bath with a huge private yard, originally priced in the $710s
  • Unit #2 at 630 W 16th St: a three-bedroom / three-bath with den, originally priced in the $600s
  • 568 W 16th St: a three-bedroom / two and a half-bath, originally priced in the $570s
  • 648 W 16th St: a three-bedroom / two and a half-bath, originally priced in the $530s

Given its location just southwest of downtown Chicago, Union Row offers the kind of city living excitement found at few other townhome developments. At the same time, its spacious units and private yards, its proximity to the brand new and expanded Jefferson playlot, art galleries, and storefront cafes, generate the sense of neighborhood living normally associated with suburban communities.

Union Row comprises 35 homes in both rowhome and street-facing arrangements along West 16th Street just east of Halsted between Union and Clinton streets. The townhomes feature facades of brick, stone, and metal, interiors finished with hardwood floors, granite countertops, stainless-steel appliances, marble and porcelain master baths with steeping tubs and glass-framed showers, plus two-car heated garages and private outdoor space.

Qualified buyers should be able to receive high loan-to-value mortgages through Belgravia Group’s preferred lender, Salomon says.
