Single-families in North Center sold for about $767,000 on average between July 1, 2009, and June 30, 2010, making it the most expensive North Side neighborhood not named Lincoln Park or Lake View. The average list price as of this morning is significantly higher — more than $1.1 million.
One of the priciest homes in the ‘hood right now is architect Brad Lynch‘s four-bedroom / 3.5-bath “Claremont House” at 3909 N Claremont Ave, currently listed at $2.6 million. The 4,320 square-foot home, built in 2008, uses brick, concrete, limestone, steel, and zinc “to form a non-traditional house” on a 30 x 124′ lot, and “further resists city conventions by uniting the front yard with the back with visual transparency,” according to a background page on the property’s website. The writeup goes on to describe the home’s stainless-steel kitchen (the only built-in object on the first floor), giant windows overlooking a courtyard and green garage roof, and a stairway with open risers that “acts as a natural turbine for moving cool air from the lower level and displacing warm air on the upper levels.”
The home is in the Bell School District. 2008 taxes are $15,409, making it one of the 40 most-taxed homes in the community area. Walk Score gives the home a “very walkable” 82, as well as a “good transit” score of 62. (Western and Irving Park buses make stops less than a tenth of a mile away, and the Damen Brown Line station is a little more than six-tenths of a mile to the east.)
