Seven weeks after we reported the dramatic price reductions at Edgewater’s Catalpa Gardens, 1122 W Catalpa Ave, there remain only two one-bedroom units and a handful of two-bedroom units. We met with listing agent Paulette Rodriquez who thinks the developer has found a good equilibrium between the features of this project and the price point.

Here’s a breakdown of the prices:

  • Two one-bedroom / one-baths priced from the $140s to the $160s
  • Three two-bedroom / 1.5-bath priced from the $200s to the $210s
  • 20 two-bedroom / two-baths priced from the $200s to the $290s

The building itself is a string of three separate structures connected with sunny corridors. This way, every unit is essentially a corner unit with plenty of sunlight. Most of the remaining units are on the higher floors and have a view either of treetops and a church with impressive architecture, or of the lake and neighboring high-rises.

Complementing the prices and views, Paulette tells us the first-time buyer tax credit has buyers quickly seizing opportunities at Catalpa Gardens.
