Checking prices at Union Row in East Pilsen

It’s been a while since we’ve checked on the status of the Union Row townhomes on 16th St in East Pilsen. You can join me for a walk around the development in the above video, and see much more of the neighborhood and Union Row in the 23 videos at this YouTube playlist.

Union Row’s developer, Belgravia Group, resisted the price-cutting that was prevalent 5 years ago, but finally succumbed and cut prices late in 2009 and again early in 2010. The price cuts contributed to the sale of the remaining units.

No resales have been recorded at Union Row in the past two years, but three units are currently on the market.

A 3-bedroom, 3-bath home at 644 W 16th St that sold for $432,000 in August of 2010 is currently listed for $429,900. It’s been on the market for nearly 3 months.

The 3-bedroom, 2 ½ bath townhome at 566 W 16th St St was purchased in March of 2010 for $390,900. It’s been on the market for just over two weeks and is currently listed at $419,900.

The Recorder’s Office and the MLS don’t have a record of the purchase price of the 4-bedroom, 4 ½ bath home at 604 W 16th St that was listed for sale less than a week ago at $549,900.
