Edgebrook Glen projects 30 new single-family sales in 2013

Edgebrook Glen

Edgebrook Glen, a development of 64 single-family homes in Jefferson Park, launched about 7 years ago, and it’s been nearly two years since our last visit to the site. At the time, we mocked what we considered a severe disconnect between the reality of the project and its marketing. Yesterday’s email brought a lengthy “news ...

ABC 7 visits Jefferson Park

Taste of Polonia

ABC Channel 7 recently visited Jefferson Park and broadcast the above video overview. In many ways, Jefferson Park hasn’t changed since our now-defunct New Homes Magazine visited the neighborhood back in August of 2005. Real estate prices, of course, have changed, and one of the condo projects mentioned in our article became a rental building. ...

Edgebrook Glen, a disconnect between marketing and reality

Edgebrook Glen video

If you’re familiar with the conventions for naming real estate developments you’ll immediately know that Edgebrook Glen is not in Chicago’s Edgebrook neighborhood and has no glen on site. That knowledge is insufficient to prepare you for the radical disconnect between the way the development of 64 single-family homes was marketed and the reality of ...

Failed condo gone rental in Jefferson Park

Kennedy Estates Chicago

It was August of 2008 when we last looked in on Kennedy Estates, 4810 N Lavergne in Jefferson Park. Six of the 22 2-bedroom, 2-bath units had been sold in the $280s and $290s, and the remaining units were priced from the $310s to the $360s. Median selling prices take a hit on northwest side

Albany Park single-family sales

The last time I wrote for YoChicago, I highlighted several neighborhoods whose sellers were holding out for a higher price — in other words, neighborhoods where sales volume has fallen, but prices have remained fairly steady. The story has been the opposite for several Northwest side neighborhoods I track. In Albany Park, irving Park, and ...

Chicago’s once-hottest neighborhoods

South Chicago

YoChicago’s archived stories can be a reminder of how often Chicago real estate dreams turn to dust – and how quickly. Back in June of 2006 we noted that the new construction market was cooling after a lengthy boom, but continued our annual New Homes Magazine tradition of spotlighting Chicago’s “hottest neighborhoods.” We gathered information ...

Edgebrook Glen, Jefferson Park, Chicago

Last week I pointed readers to a new-ish home at CA Development‘s Edgebrook Glen in Jefferson Park that was on the market for $450,000, more than $543,000 below what it sold for in September 2007. “Should sell rather fast,” said Eric Rojas in the post’s comments, adding that he had alerted a client about the ...

In Joe’s recent visit to East Pilsen, he spent some time walking the immediate area around Union Row. Being expanded and renovated nearby is Jefferson Park, which will be an attractive ...
