Back in January, Joe Zekas toured what he called “one of the most spectacular penthouses in Streeterville“: unit #2701 at RiverView Condominiums, 445 E North Water St. The 5,200 square-foot duplex featured grand entertaining spaces, 360-degree views, and a wraparound terrace larger than the roofdecks of many high-rises. At the time, the home was listed for $4.89 million.
In my daily search for new price reductions, I stumbled across this very unit, now marketed by Michael Mazzei of Koenig & Strey. Mazzei listed the home in July for $4.5 million, trimmed it to $3.97 million in August, and again to $3.49 million yesterday. That puts the current price 22 percent below where Mazzei started and 29 percent below where it was when Joe took his tour.
Mazzei’s listing mentions the home’s “astonishing views of lake, river, and Navy Pier,” its 1,600 square-foot terrace, and its “custom European finishes.” The home has four fireplaces; wide-plank, hand-scraped floors; 14-foot ceiling heights; remote-controlled window treatments; wiring for “smart home technology”; and six HVAC zones.
Monthly assessments are $2,353; 2009 taxes are $30,022. Given the location, it’s no surprise the home gets near-perfect marks for walking and transit from WalkScore.com.
