Choice cuts: Assumption School penthouse cut by 31% over 9 months

319 W Erie St, Chicago

Won’t someone claim this penthouse? The fourth-floor unit in the old Assumption School building at 319 W Erie St in River North is one of seven that were created when the building was converted to condos four years ago. According to a CribChatter write-up from November, the penthouse is still developer-owned, and had been on the market for just under $2 million as recently as April. Now it appears to have a new agent, Millie Rosenbloom of Baird & Warner, and a new price of $1.37 million.

The 4,048 square-foot home features two bedrooms, 2.5 baths, 12-foot ceiling heights, diagonal hardwood floors, Snaidero kitchen cabinets, Caesarstone countertops, two kitchen islands, a master suite with two walk-in closets and a gas fireplace, a master bath with air tub, separate shower, and double vanity, and decks off the kitchen and master bath. A stairway leads to an office with cherry hardwood floors. The home also comes with four spaces in an underground garage.

Monthly assessments are $896, and 2009 taxes are $6,927.87. The building is a Chicago landmark, but I can’t tell from the listing whether it has qualified for any sort of tax freeze.
