On Sunday I did what few others have: I set foot in the 22-story, 100-unit Trio high-rise at 670 W Wayman St in the Fulton River District. The tower still isn’t occupied and isn’t directly accessible — I had to hurdle a couple of planters on an outdoor terrace and enter through a fifth-floor exercise room just to get in — but the building does have at least five finished units, some of which are furnished.

The 25 tower units under contract should start closing in January, says Jameson agent Matt Ohlsen. Most of the 75 unsold homes are two-bedroom / two-baths with 808 to 1,355 square feet, priced from the $250s to the $430s, according to the project’s latest price sheet. A handful of two- and three-bedroom duplex penthouses are also for sale from the $650s to $1.15 million.

Next door in Trio’s two seven-story mid-rises, 22 two- and three-bedroom homes with 653 to 1,353 square feet are still available from the $220s to $370s. Parking spaces in a heated garage are available for $35,000.
