Project update: Sheridan Tower in Chicago's Lake View neighborhood

Deliveries for Sheridan Tower, a 22-story apartment conversion at 2930 N Sheridan Road, begin next week. The last time we posted about the development in late January, some commented that they were dissatisfied with Kroupa Development’s work on the project.

We checked back in with @properties, which is marketing the development, and agent Genna Hill says that out of the 252 condos, 169 are still available. The project offers “as is” units that haven’t been gutted or refinished starting in the $190s, while two-bedroom units start in the $290s. If you choose a gutted, refinished unit, a one-bedroom spikes to $237,900 while a two-bedroom will run you $317,900.

According to Hill, about 40 percent of the current buyers have chosen the “as is” option.

“We thought, and it’s shown to be proven, people are very price conscious right now,” Hill says. “However, they also want a beautiful environment.”

She says that a fitness center and community room will be added to the main floor, and the deck will be re-landscaped. The fitness center and community room should be complete by July, she says.

All of the units will feature new electrical and laundry hook-ups, but the gutted units will include your standard rehab features, such as granite countertops and 42-inch maple or cherry cabinets in the kitchen, natural stone flooring in shower / tub, new carpeting and paint. Indoor parking is available for $15,000.
