Crescent opens models at 30 E. Huron

Crescent Heights is opening eight decorated models at 30 E. Huron, a 460-unit highrise that will be the developer’s fourth major condominium conversion in Chicago.
The 56-story apartment tower was built in 1980 and has the luxuries you would expect in a River North highrise, including 24-hour door staff, a new fitness center, a private theater, concierge services, bicycle storage and a renovated pool with a sun deck and grilling area. The building’s retail mix includes a restaurant, dry cleaner, bakery and deli, all located on the ground floor.

River North has become one of the hottest new residential areas in the city but the market there has been dominated by new construction and the high prices it commands, according to 30 E. Huron Sales Director Tom Kearns.

“We’re basically across the street from the Pinnacle and the Fordham, so we’re in good company, but we’re significantly lower in price than those projects,” Kearns said. “People are very value-driven now. At 30 E. Huron, it’s like buying new construction because you can pick out your finishes, but you don’t have to wait the way you do with new construction.”

Affordable prices at 30 E. Huron – staring under $200,000 – have made the project popular with a range of buyers, according to Kearns, including suburbanites who want an in-town residence, first-time buyers and even students.

Studios and convertibles are priced from the $190s, and one-bedrooms are priced from the $240s. Two-bedroom two-bath corner condos have 1,230 square feet of living space and two bathrooms, priced from the $420s. Buyers also can combine units to create more space.

The units come standard with fresh paint and new ceramic floors and vanities in bathrooms. Kitchens are all new, with ceramic floors, granite counters, new cabinets and stainless steel appliances. Smaller units have new carpeting throughout while larger one-bedrooms and two-bedrooms have hardwood floors in living areas.

“With the opening of the models and the new sales center on the 31st floor, Chicago buyers can visualize the way these high-design homes with million-dollar locations and views will live,” Kearns said.

Designer Mitchell Freedland decorated four of the models, including a 1,543-square-foot combination unit, an upgraded two-bedroom home and a one-bedroom condo that displays standard features.

Low interest rates, competitive pricing and solid locations have made conversions popular with buyers during the last couple of years. They also can offer quicker delivery times than new construction – usually around 60 days at 30 E. Huron – though as the market has slowed, many brand new buildings are now offering quick delivery on a lingering stock of units as construction is completed.

At press time, 30 E. Huron was about 20 percent sold.
