Deal of the day: ease into Evanston for $159,900

CaptionEvanston has seen a development boom during the last decade, both residential and commercial, and home values have soared. But first-time buyers can still find deals in pockets of the neighborhood, such as CloHo. That’s “close to Howard Street” for anyone who hasn’t heard the nickname (since we just made it up, we’re guessing that’s most).

This one-bedroom one-bath condo at 125 Callan Ave, steps north of Howard and just west of Chicago Avenue, is on the market for $159,900, listed by Mark Weitekamper of Haderlein and Co. Realtors.

The home obviously isn’t expansive, but it includes gated parking and sits just three blocks from the CTA’s Howard Street Terminal, where Red, Purple and Yellow lines converge, along with a variety of bus routes.

If you’re thinking the exterior ain’t the prettiest thing you’ve ever seen, you might want to continue inside anyway. The updated condo includes a custom glass-tiled backsplash, granite counters, stainless steel appliances, maple cabinets and a ceramic tile kitchen floor. Living areas have hardwood flooring, and the hardwood floor in the bedroom includes an inlay.

Why would anyone want to be close to Howard St??? I perfer my hood NoHo, as in “Nowhere near Howard”…..

I helped someone buy a condo last year in a building a little north of this one. She was very happy with her purchase because it was a brand-new conversion with all the trimmings, near a park where her kid could play, in a decent school district, with good neighbors in her building and nearby. This little pocket of Evanston may indeed be near Howard St. but this is what “(sub)urban pioneering” is all about, folks, right? Get in on the ground floor of a “downscale” neighborhood that’s changing upwards and build equity quickly! BTW just a block away from Callan is a really neat conversion, about 4 years old, with loft-style units, which won a Chicago Realtors Assn. Good Neighbor Award.
