Despite obstacles, Coliseum Park model opens

The gods don’t seem to favor Coliseum Park, 1440 S Wabash Ave, but the South Loop low-rise is proving to be pretty resilient. First, ComEd delayed turning on the building’s electricity for about six months, according to Koenig & Strey agent Jason Stratton. Then, workers were forced to put their tools down for two months to wait for city inspectors to grant permits.

“We had enough sales where we had all the money released for construction, and we were going to build it all at once, but we’ve been sitting here waiting and waiting and waiting for the city to keep coming,” Stratton explains.

Stratton and his marketing team held the first open house last weekend during torrential rains, and he was able to make a couple of sales. Stratton says he had four contracts in limbo during the waiting period, and once the sales center was opened and those buyers were able to see the space, two of the four contracts were finalized.

The condos are more similar to the types of homes that can be found on the North Side than anything in the South Loop, Stratton says, partly because there are no partial-height walls in Coliseum Park.

The 39-unit development is just over half sold, and prices for the one- to three-bedroom condos range from the $310s to the $480s. I plan to visit the development later this week and bring back some video of the furnished model, but in the meantime, a few photos that Stratton emailed are below.
