Wicker Park and Ukie Village kids don’t get up early unless they have to, so don’t expect the Do-Division Street Fest and Sidewalk Sale to really get going before 1 p.m. Saturday and Sunday. Open houses usually start popping up around 11 a.m., though, so if you’re hunting for a home near Division Street, you can get your big shopping done before Do-Division’s vendors have finished setting up their tables of trinkets.

If you’re searching for a single-family, the homes at 1416 N Bell Ave ($749,900), 1244 N Damen Ave ($785,000), and 1040 N Wolcott Ave ($759,900) will all be open late morning or early afternoon Sunday.

If condos are more your style, you can choose from 1342 N Claremont Ave #3F ($329,900), 1259 N Wood St #203 ($350,000), 1034 N Wolcott Ave #1R ($369,000) and 1038 N Wolcott Ave #1 ($529,900) all have open houses scheduled for Sunday.

I pulled up the last six months’ worth of sales records for the area around Division and Damen — a rectangle formed by Ashland, Western, Schiller and Augusta — and found about 100 transactions for condos, townhomes and single-families. Going off of just the listings that included complete price information, it looks like the homes were closing at an average of 8 percent below their original list prices.
