"First-ever" price reductions at 600 N Fairbanks

Deliveries began at 600 North Fairbanks in November 2007, and like many large projects around the city, it’s been a slow march to the finish line since then. Last July, Joe reported that only eight developer units were available at the Helmut Jahn-designed high-rise, and now, almost a year later, Schatz Development still has eight condos on the books in the Streeterville high-rise.

Today, we received an email from Jennifer Owen, Schatz Development’s director of sales, announcing price reductions for the eight remaining developer units in the Streeterville tower.

Here’s a breakdown of the pricing for the eight available homes:

  • Unit 2210: 1,852 square-foot two-bedroom / two-bath priced in the $840s ($50,000 price reduction)
  • Unit 3210: 1,852 square-foot two-bedroom / two-bath priced in the $880s ($54,000 price reduction)
  • Unit 3610: 1,852 square-foot two-bedroom / two-bath priced in the $890s ($50,000 price reduction)
  • Unit 3301: 1,746 square-foot three-bedroom / 2.5-bath priced in the $940s ($76,000 price reduction)
  • Unit 3704: 1,543 square-foot two-bedroom / 2.5-bath priced in the $940s ($76,000 price reduction)
  • Unit 3805: 1,832 square-foot two-bedroom / 2.5-bath priced at $1.19 million ($49,000 price reduction)
  • Unit 3905: 1,832 square-foot two-bedroom / 2.5-bath priced at $1.19 million ($78,000 price reduction)
  • Unit 3902: 1,536 square-foot two-bedroom / 2.5-bath priced at $1.05 million ($85,000 price reduction)

In addition to those eight developer units, 20 resale homes and six rentals are currently listed on the MLS. Prices for the resales range from the $390s to the $870s, and rentals are offered for $2,950 to $5,300 per month.

I’d take one Helmut over 5 Lucien’s any day.

Yet still more than some of the properties in One Museum Tower…good luck with that.
