FLATS No. 2500 is a 4-story, 27-unit apartment building undergoing construction at 2500 N Clybourn Ave, near the northwestern edge of the Lincoln Park neighborhood.

The project began as a condominium in 2005. It went into foreclosure in September of 2010 and was acquired by the current owners, an affiliate of FLATS Chicago, in July of 2012.

FLATS No. 2500 has a history of announcing occupancy dates and failing to meet them. We’ve advised renters, given the history, to defer any decisions until all construction at the building is complete.

The apartments

FLATS No. 2500 offers 5 different 1- and 2-bedroom, 1-bath floor plans.

According to the property’s website, “apartments are equipped with in-unit laundry, entry closets, brand new appliances, granite counter tops, custom cabinetry with island, subway tile backsplash, glass enclosed rain showers, and large double vanity bathrooms.”

Floor plans show patios adjacent to 2-bedroom apartments, some of which are claimed to have “HUGE living spaces.” The floor plans online don’t include dimensions, but do make it abundantly clear that the spaces can’t even remotely be considered “HUGE.”

Amenities, services, policies

FLATS No. 2500 has on-site garage parking. The building has announced a pet-friendly policy.

The location

FLATS No. 2500 is in Lincoln Park, but in a location that’s very different from the more attractive parts of the neighborhood.

The building is on a busy and rather bleak stretch of Clybourn Ave that’s frequently clogged with traffic due to the cluster of big-box retailing in the Clybourn Corridor. Flats No. 2500 is bordered on the west, across an alley, by rail tracks serving Metra’s Union Pacific North line.

Note: the location map on the building’s website contains a number of errors and is seriously misleading.

Shopping. FLATS No. 2500 has convenient access to shopping.

The River Point shopping center (with Jewel replacing Dominick’s), Aldi, Menard’s, Costco, Target and a variety of other shops are also near the building.

Dining, nightlife, entertainment.
You won’t find many dining and nightlife options within a short walk of FLATS No. 2500.

There’s pizza next door at Bivona Ristorante and around the corner at Chuck E Cheese’s in the RiverPoint shopping center. Taco Bell, Subway, McDonald’s, Panda Express and Starbucks are also nearby.

Parks, recreation. FLATS No. 2500 has poor proximity to public parks. Lincoln Park itself is nearly two miles southeast of Flats No. 2500.

The nearest public park of any size is Wrightwood Park, about a 7-minute walk from the building. Wrightwood Park has ball fields, basketball courts, a children’s playground, an oval track and an outdoor swimming pool.

Transportation. FLATS No. 2500’s has relatively poor access to public transportation.

The nearest CTA train station, the Red, Brown and Purple line stop at Fullerton is about a mile from the building. The #74 bus, a 4-minute walk south of the building, connects to the Fullerton El stop. There’s also north-south bus service along Ashland Ave, a 5-minute walk from the building.

Taxi service is sporadic near the building. Zipcar car-sharing locations are not available near the building.

Flats No. 2500 does have reasonably good access to I-90/94.
