1720 South MichiganWith 1720 South Michigan‘s magic number down into the single digits, buyers are running out of choices for brand new condos in the 33-story South Loop tower — in fact, all of the tower’s two- and three-bedroom units are sold out, according to the development’s Web site. Among the handful of unsold homes in the building are a couple of one-bedroom / one-baths with 705 square feet.

Units #3117 and #3217 are located on the building’s west side, just one unit away from the tower’s northwest corner. The 17 tier resembles one of Tetris’ S-shaped pieces standing on end, with the front half, comprising the unit’s entryway, bathroom, laundry closet, and computer alcove, offset from the back half, where you find the kitchen, living room, and bedroom.

The bedroom’s wall closet will serve as the unit’s lone storage space unless the buyer chooses to convert the computer alcove (located across the hall from the bedroom door) into a second closet.

Since these two homes are located on the 31st and 32nd floors, the living room’s 10-foot-high floor-to-ceiling windows should provide their owners with views from the Willis Tower down to Bridgeport. However, unlike most of 1720 South Michigan’s condos, the 17 tier doesn’t have a balcony or terrace.

Both units feature stainless-steel appliances, granite countertops, hardwood floors, limestone bathroom finishes, and Grohe fixtures.

Units #3117 and #3217 are priced in the $220s and $180s, respectively, with parking is included in the purchase price. 1720 South Michigan has received approval for FHA-backed loans, allowing buyers to purchase homes with 3.5-percent down payments.
