From church to condo in Little Italy

1046 W Polk St, Chicago

Mark Boyer at Curbed has gotten a kick out of the number of church conversions going on around town, and recently published a post about one at 1046 W Polk St in Little Italy that’s been marketed whole and as a divvied-up condo building.

In January, anyone browsing the listings would see the entire 11,800-square foot church for sale for entire for $990,000, or one 2,200 square-foot condo, formerly the church’s basement community room, for sale for $399,000. The former doesn’t appear to be an option anymore; the latter is.

Today, another condo was listed for $799,500. Realtor Adam Kabarec of Keller Williams describes it as a 3,200 square-foot three-bedroom / three-bath, but in reality just an unfinished space that will be built to suit. According to the listing, it has huge vaulted ceilings, exposed brick, and even a bonus room in the church’s steeple.

Taxes for the unit are $5,800, and assessments are $100, covering water, common insurance, exterior maintenance, lawn care, scavenger, and snow removal.
