Gammonley Group offers lease-to-own option at 757 Orleans @ Chicago

Gammonley Group, the developer of 757 Orleans @ Chicago in River North, is offering a new lease-to-own option for potential buyers who can’t or won’t make a purchase right now. According to sales manager Dana Berke, renters who buy their units within one year will have 40 percent of their rent payments credited toward their homes.

The 22-story, 198-unit building at 757 N Orleans St started delivering around the first of the year. Joe and I visited two staged units on the 16th floor this morning — you can see shots of their interiors and views above and below.

Studios in the building start in the $240s, one-bedrooms start in the $360s, two-bedrooms start in the $400s, and three-bedrooms start in the $760s, Berke says.

In general, would the purchase price in a rent-to-own arrangement like this be determined at the time of signing the lease or the end of the lease?

What would the price of renting a studio? and would the rentals include heat,water, cable, internet?
