High-rise refresher: Trump International Hotel & Tower Chicago

Trump International Hotel & Tower Chicago by Michael KardasNow that its spire is in place, most of the exterior work on the Trump International Hotel & Tower Chicago at 401 N Wabash St is complete, making it the second-tallest tower in the country behind the Sears Tower. Here are some basic facts about the building’s new condos.

Features:

The 92-story River North high-rise, designed by Skidmore, Owings and Merrill, has 486 condominiums, 339 hotel suites, and a bevy of on-site amenities, including a restaurant, night club, fitness center, spa, indoor pool and common terrace.

A four-story swath of commercial space eventually will line the river directly east of the tower but was up for sale as recently as last fall.

Homes:
Studios at Trump range from 604 to 907 square feet, one-bedrooms from 919 to 1,663 square feet, two-bedrooms from 1,558 to 3,437 square feet, and three-bedrooms from 3,080 to 3,948 square feet. Four- and five-bedroom units listed by exclusive broker Koenig & Strey GMAC Real Estate have 6,850 and 4,029 square feet, respectively.

Standard home finishes listed on Trump’s Web site include granite kitchen countertops and back-splashes; Snaidero cabinetry; Miele, Wolf, and Sub-Zero stainless-steel appliances; granite or marble bath vanity countertops; limestone or marble bath walls and floors; and Kohler bath fixtures.

Prices:
Koenig & Strey currently has 85 units listed on the MLS including:

  • Studios priced from the $530s to $1.35 million,
  • One-bedrooms from the $570s to $1.55 million,
  • Two-bedrooms from $1.18 million to $3.57 million, and
  • Three-bedrooms from $2.85 million to $3.29 million.

The broker also lists one four-bedroom at $9.64 million and one five-bedroom for $5.71 million.

Resales are springing up left and right as well: As of today, 62 purchased units were back on the market, with prices ranging from the $460s to $1.08 million for studios, the $490s to $1.19 million for one-bedrooms, the $990s to $2.62 million for two-bedrooms, and $1.99 million to $3.3 million for three-bedrooms.

More than 40 units are listed on the MLS as rentals, with monthly rents ranging from $1,900 for a 39th-floor studio all the way up to $17,000 for an 86th-floor three-bedroom.

despite the silly price, if I could afford to live here I would. The only two buildings that I would like to live in more are the Waterview and The Spire, and we all know how well those two developments are doing.
