Inside the (newly remarketed) Baer Lofts

As far back as Yo can recall, It Development’s Baer Lofts conversion has been Jameson Realty Group’s baby. You can even see Jameson’s brown “Contemporary – Modern – Unique – Loft” banner in the picture Mark posted just last month.

Things have changed since April 17. When I visited the old wine warehouse at 1927 N Milwaukee Ave yesterday, I met @properties agent Mike Vesole, who has just taken on the lofts’ marketing duties

If the project’s new promotional materials are any indication, Vesole’s group has traded in “contemporary” and “modern” for “funky” and “fresh.” (“Unique” survived, too.) Four of the building’s 16 homes have sold, and pricing on the remaining one- and two-bedrooms has held steady, with units ranging from the $270s to the $550s.

Indoor parking is available for $30,000, but Baer Lofts residents might not have a need for a full-sized vehicle. After all, the project is right across the street from the Western Blue Line stop, and since Vesole’s arrival, buyers have encountered a new incentive: a free moped and “moped parking spot” with the purchase of a loft.

In this video, Vesole takes me through one of the Funke Architects-designed models and shows me around the top of the building, which will soon feature decks and a green roof.

What does it take to qualify as a green roof?

After space is dedicated for 3 private roof decks and a common roof deck, it doesn’t seem as if much space is left for the “green roof.”

We have to have over 50% of the roof “Green” which even with the 3 private decks and 1 common, we are meeting that requirement.
