Kimball Station, sans scaffolding

When I asked @properties agent Tony Madonia about Kimball Station a few months ago, he described it as one of the most contemporary new buildings in Albany Park. Up to that point, I had only seen the development in early stages of construction, when most of the building was still hidden behind scaffolding, so I couldn’t confirm or deny Madonia’s assertion.

Yesterday, I stopped by 4720 N Kimball Ave in Albany Park to take a few photos of Kimball Station, and I’ll admit, the glass-and-metal-siding facade is a stark contrast to the vintage apartment buildings and lavish art deco structures found nearby. The photo below shows a closer look at some of the materials used in the facade.

Construction is scheduled to wrap up at Kimball Station in March or April. At last check, 44 of the 59 condos in the development were still available, and the remaining one- to three-bedroom homes were priced from the $200s to the $350s.

EDIT: The post has been changed to show that 44 homes were available, not sold, as it had previously been written.

Let it run for a minute or more and it’s got a voice track.

It’s not as irritating as the music on many a developer site.

The sales numbers for this development are impressive. This particular area, especially west of Kimball, has taken a big hit in wake of the housing and financial slump.

I lived in Albany Park straight north of this development from 2004 to the end of 2006. There is another new construction building on Lawrence and Spaulding just to the northeast. They hug the Kimball Brown line.

North Kedzie in Albany Park from Montrose to Lawrence has had at least a half dozen new construction buildings over the last 3 years. I’m not sure any could be called very successful developments in terms of selling out at near list prices… or selling all there units in general.

Albany Park boomed this dcade in real estate values and was fueled by sucessful condo conversions close to three Brown Line stations at Francisco, Kedzie and Kimball respectively. Not all conversions were of good quality… and as time went on, the quality got worse and worse. This is taking a toll now on owners especially west of Kimball.

When the area finally saw new construction come in on the main ateries of Kedzie, Kimball and Lawrence, the market overall had started to tank. I’m wondering what impact these buildings and potential new owners will have with their higher profile locations and image… if they will sell to responsible owners.

This area along Lawrence and west of Kedzie still has crime that must be watched. And the streetscape is not very attractive in my opinion.

But,it offers a ton of infrastructure in a central area. Three trains stations up to Kimball. North Park University at Foster and Kedzie, Northeastern Illinois University at Foster and St Louis. Terrific running/biking paths along the North Branch of the Chicago River (that go all the way to Evanston), River Park, access to highways, grocery stores, a few excellent restaurants, close to Ravenswood Manor and Lincoln Square etc…Easy to Lincolnwood and Skokie retail and services.

I’m pulling for this area as my wife and I enjoyed all of the above. The grade schools still make it hard for parents to invest in houses and the proximity to downtown is a drag for condo buying young professionals.

Albany Park is a much safer neighborhood these days than just 10 years ago.
The area is one of the most diverse in the country and it remains to be seen if this predominate immigrant neighborhood will see more gentrification and/or improved schools in the near future.
