Lincoln Park condo sales up 70% over last year in Q2

LincolnParkCondos.com, the sponsor of our Lincoln Park High-rise Guide, has just published its Q2 Real Estate Market Update for Lincoln Park.

According to the report, three hundred and twenty-five condos and townhomes sold in Lincoln Park in the second quarter of this year, a 70.2% increase over the second quarter of 2011. The dollar volume of sales, $136M, was 70.4% higher than in the second quarter of 2011.

The average sales price increased only .1%, but the overall number masks decreased average prices for studios and 2- and 3-bedrooms, and increases for 1-bedrooms and 4-bedroom and larger units.

Single-family unit sales increased 8.7%, from 46 to 50, while the dollar volume of those sales was up 6.4% to $74M. The average sales price of a single-family home decreased 2.1% to $1,480,290.

coincidentally, I wrote about Lincoln Park condo sales on Wednesday as well. For the year, unit sales are up almost 50% to date over last year and median price is stable…about $385,000.
