Lincoln Park's Clybourn Green to start marketing in June

Clybourn GreenClybourn Green — an 18-unit rehab with an eco-friendly slant at 2401-2409 N Clybourn Ave — goes on the market June 15.

This is the first green project from developer CG Development Group LLC, according to Brian Moon, the agent with Koenig & Strey GMAC Real Estate who is leading sales. Energy efficiency is a major goal, he says, adding that the project is expected to exceed ENERGY STAR’s ratings by 50 percent.

The developer has enlisted engineering consultant George Sullivan, principal and CEO of Eco Smart Building, to lend his expertise, Moon says. The firm specializes in ecological and cost-effective building.

Clybourn Green’s eco-friendly features include a “white roof,” painted white instead of silver to reflect more heat off of the roof. The building will also have thermal windows; eco-friendly carpet and hardwood floors; recycled glass or granite countertops; and “dual-flush” toilets, designed to conserve water.

One-bedrooms start at $199,900 and two-bedrooms start at $325,900, according to Moon. Deliveries are expected in August. All units will have decks and outdoor parking will be available.

Where is this? Here is yet another example of a project in which the listing doesn’t give you a location. Clybourn is a pretty long street.

Our rookies have yet to learn that people want to know exactly where a project is, and that they want more precision in the description. They will learn.

Here’s the direct link we should have provided to Koenig & Strey’s Web page for the property.

It also appears that our writer didn’t pay much attention to the discrepancy between her language re the ENERGY STAR rating (which makes little or no sense) and the language the project uses. And then there’s the niggling $900 difference between the minimum price our writer states and the minimum of $199,900 stated on the K&S page.

Am I alone in seeing some humor in calling a project at the corner of Clybourn and Fullerton “green?”

What… you mean that property that looks out over the BP Amoco station? That’s “green.” Back when I lived in Bucktown, my wife put a gag order on me talking about “why people would live there” everytime we drove by.
