Phase 2 of Logan Station to deliver by June

In a Yo post last fall, I groaned about the difficulty of gathering information about Logan Station, but once I got Paramount Homes president Bruce Fogelson on the phone yesterday, he was more than willing to discuss the development.

Fogelson says that although Phase 1 of Logan Station followed his original design and plans, SBS Development was in charge of that phase, and it suffered from a number of short sales. For his part, Fogelson says he’s “sort of glad [he] missed the storm,” and he doesn’t expect any of the problems from Phase 1 to spill over to Phase 2.

“My prices are the same prices that the original units sold for two years ago,” Fogelson says, adding that he has added significant upgrades to the homes from original plans.

The entire building will have WiFi, because according to Fogelson, it’s more cost effective for him to wire the whole building than for all of the buyers to get individual Internet subscriptions. Additionally, Paramount is installing heated toilet seats in every bathroom, because, as Fogelson puts it, “I think it’s a comfortable thing to have a heated toilet seat.”

Fogelson says his MLS listings expired, and details on the exact size and pricing of the condos is still somewhat murky. According to Fogelson, there will be 20 to 22 one- to three-bedroom condos, priced from the $200s to the $400s. As with Bucktown Point, Fogelson is keeping the option to rent the homes in Logan Station on the table.
