I promised on Friday to pull out some two-bedroom floor plans from Metropolitan Tower and Six North Michigan, but let’s focus first on the differences between two similarly priced one-bedrooms located on or near the northwest corners of both Michigan Avenue conversions.
Since Equity Marketing hasn’t listed all 37 of Metropolitan Tower’s unsold homes, it’s possible that there’s more than just one one-bedroom condo still for sale in the building. The only one I have data on, however, is the home you see above. Unit #2110 (seen above) is a 752 square-foot home on the northwestern side of the building’s 21st floor. It’s a simple floor plan — no balcony, no park views, and not a lot of closet space. Just a bedroom, a bathroom, a living / dining area with northern exposures, and an island kitchen.
According to Equity’s listing, the home has granite countertops, 42-inch maple cabinets, and hardwood flooring in the living / dining area and kitchen. Ceiling heights in these units measure at least 9-5″, according to the development’s Web site.
The home is priced in the $390s, or about $527 per square foot. Monthly assessments come out to about $354 and cover heat, air conditioning, water, insurance, door staff and cable television.
For the same price point, buyers can get an 1,166 square-foot one-bedroom at Six North Michigan. Unit #707 (at right) is much closer to the ground than Metropolitan Tower’s condo, which may account for the significantly lower price per square foot of $343. In return, #707 offers outdoor space in the form of a west-facing 11-6” x 5’ balcony and a 14-10” x 10-11” den that easily could double as a second bedroom. The home boasts a lot of closet space, from the walk-in closets in the master suite and off the foyer to the wall closet in the den and the linen closet near the second bathroom.
@properties‘ listing mentions features like Scavolini cabinets, Liebherr, Bertazzoni and Bosch appliances, and Dornbracht and Hansgrohe fixtures. According to Six North Michigan’s Web site, one-bedrooms have ceiling heights of at least 9-6″ and oak hardwood floors in the living / dining areas.
Assessments for heat, air conditioning, water, gas, insurance, door staff, exercise facilities, exterior maintenance, scavenger service and snow removal come out to about $325 a month.
