MCL's ParkView offers an oasis in bustling Streeterville    Â

Streeterville is a busy, beautiful, hyperactive neighborhood. People who live here want to be in the thick of the action, and Streeterville has it all – the lake, Oak Street Beach, Magnificent Mile shopping, the Museum of Contemporary Art, Navy Pier… But as folks in Streeterville will tell you, even those who thrive on city action need the occasional break from it. Â

MCL Companies is addressing that need at ParkView, a 47-story high-rise that, as the name suggests, overlooks a park. And not just any park. The developer commissioned the San Francisco architectural firm of Hargreaves Associates to design a striking 74,000-square-foot multi-level park that sits immediately east of the new high-rise on a parcel of land at McClurg Court and Illinois Street. The park features seasonal plantings and a series of paths that wind through shaded seating areas, play areas and a section earmarked for a fountain. (more…)

For a while there, it was no fun talking to Chicago's top residential architects. It's not that they bored us – they're among the most interesting people you'll ever meet – but they were prone to complaints. They complained about developers who refused to build anything interesting, about the buyers who settled for bland buildings, about the bankers who wouldn't finance anything perceived as risky and about the brokers who promoted the idea that only vintage-looking designs could sell in Chicago. High-rise builders offer hot designs, "wow" finishes in fiercely competitive market

When interior designer Hollis Savin went looking for a new high-rise condo downtown, the empty nester promised herself that she wouldn't settle for anything short of spectacular.

Her future home would be steps from Mag Mile shops, so she could dive in and out of Nordstrom easily on cold days. Her condo would be cleverly designed to maximize the available light and space. And above all, her new home would be full of luxurious touches, from the ground-floor lobby to the designer soaking tub.

"I don't go to the Double Door, I go to the Peninsula," Savin says. "You want the luxuries of life when you get to the empty-nester stage because you're tired. I need the 24-hour doorman and a health club in the building." (more…)

565 Quincy

At 565 Quincy, 7-story loft plus 11 glass floors equals one eclectic building

Topping a vintage seven-story brick warehouse with 11 stories of glass is a bold architectural statement, but Belgravia Group is confident that 565 Quincy, a hybrid of lofts and new-construction condos, will be as funky and forward-looking as the buyers the developer is targeting.

Architectural firm Pappageorge / Haymes is transforming an existing 1920s tan brick and concrete warehouse into an 18-story high-rise. The older building will have 54 one- and two-bedroom lofts, and the vertical glass and metal addition will contain 187 one- and two-bedroom condos.

Pappageorge / Haymes is no novice when it comes to pastiche projects, having layered six stories of new construction atop a 10-story cold storage warehouse in the South Loop to create Dearborn Tower, also a mix of lofts and new condos. There the architect unified the disparate parts of the building by using similar materials and colors and by echoing the older building's square windows in the new floors. (more…)

Michigan Avenue Tower II

Russland repeats Michigan Ave. Tower success with 2nd South Loop high-rise

When you find a recipe for success in real estate, you use it more than once, so when buyers lapped up condos at Michigan Avenue Tower I, 1250 S. Michigan Ave., developer Russland Capital Group prepared the ingredients for a second helping in the South Loop.

"There is no question that this project is the direct result of the first tower," Jacob Bletnitsky, a principal in Russland, says of the 28-story Michigan Avenue Tower II, planned for 1400 S. Michigan Ave. "We sold 80 percent of the units in that building in the first two months of marketing, and that caused us to look down the street for another location."

At press time, Michigan Avenue Tower II, which is being marketed by Frankel & Giles Real Estate, was 70 percent sold, and Bletnitsky attributes much of the project's success to its location in the booming South Loop. "This building will be just as popular as the first one," Bletnitsky says. "The views are incredible and the location, of course, is very desirable." (more…)

Chicagoans have always treated architecture as a spectator sport, but for decades frustrated fans have watched as the players repeatedly dropped the ball in a game we once dominated.

However, in 2006, Chicago is staging a comeback in the most exalted of architectural endeavors: high-rise design. The condo boom in new downtown neighborhoods like Lakeshore East, the Loop and Streeterville, continues to yield high-rises of varying quality, but the overall field of contenders is a lot stronger than in years past.
