Customization, conveniences are key at Lakeview East condos

With its long list of building amenities, conveniences and customizable options, JFJ Development’s Broadway 3030 truly is a departure from the ordinary.

Located between Wellington and Barry avenues on Broadway, the project is set to break ground in September with a projected opening sometime in early 2010. Developer Jon Zitzman knows that to build an enormous, 53-home concrete structure in Lakeview East is to become a fixture in one of the city’s most vibrant communities.

“With this project, we’re not targeting any specific buyer,” Zitzman says. “This is a neighborhood that is home to an extremely diverse population. We want to be inclusive of all the many different lifestyles and personalities that make this community great.”

As with all of JFJ’s projects, a high level of personal customization is possible at Broadway 3030. For Zitzman, this isn’t just a major selling point – it’s part of his professional philosophy.

“We are dedicated to catering to the lifestyle of the individual,” Zitzman says. “If they want to move walls around or turn a two-bedroom into a large one-bedroom, they have that option.”

JFJ and Hartshorne Plunkard Architects had this customization flexibility in mind when they designed Broadway 3030.

“Many buildings are difficult to customize, but we have always offered the option to do so,” Zitzman said. “If buyers want something that isn’t typically on the menu, there normally isn’t a lot of room to do that. We do it. That’s what separates us, and buyers know it. They expect that.”

Each unit offers high-end standard features including quartz and stone countertops, Snaidero cabinets, and Sub-Zero, Wolf, Bosch and Dacor appliances, as well as low-voltage under-cabinet lighting and glass-tiled backsplashes.

Master baths come standard with walk-in showers with stone or porcelain surrounds and frameless doors, and they feature Snaidero cabinetry and Grohe, Kohler and Toto fixtures.

If buyers need more incentive to consider Broadway 3030, there are plenty of amenities in store. In addition to a fitness room, a small park, Wi-Fi lounge and party room, the building will include a Dominick’s grocery store, a Starbucks Coffee, and a bank, making it possible for residents to spend days at a time without ever leaving the building (if they so choose).

“It really is a full-service building,” Zitzman says. ”This building is very self-contained and allows you to escape a little bit from the ‘urban-ness’ that surrounds you.”
Elaborate sound insulation between floors, walls and even within units will help to eliminate unwanted noise.

Sales manager Greg Eldridge of @properties emphasizes the unique character of the building.

“This is a huge lot and there aren’t very many of those in East Lakeview and won’t be for a very long time,” Eldridge says. “This is a large, broad building that allows for more efficiency in floor plans, and residents will have considerably more useable square footage than what is found in traditional construction.”

One-bedrooms at Broadway 3030 have 887 to 999 square feet and are priced from the $310s to the $370s. Two-bedrooms (with and without dens) have 1,158 to 1,809 square feet and are priced from the $430s to the $760s. Three-bedrooms (with and without dens) have 1,486 to 3,039 square feet and are priced from the $570s to $1.28 million.
