After looking at the lows, middles, and highs in Lake View and Uptown, we finally get to Edgewater, where dozens of two-bedroom / two-bath condos range from the $200s to the $390s, with a median right at $240,000. That’s 27 percent less than the median cost of a two-bedroom / two-bath in Uptown, and almost half the price of a similar unit in Lake View.
The three homes below represent the low, middle, and high of Edgewater’s two-bedroom / two-bath market. Each is just a hop, skip, and a jump away from a Red Line station, a short walk to Hollywood Beach and the upper reaches of Lincoln Park, and a quick drive to the northern end of Lake Shore Drive.
- Least expensive: Unit #1008 at Clarovista, 1134 W Granville Ave, priced in the $200s. This home, marketed by Jameson Real Estate, has been upgraded and reduced in price by more than $100,000, according to its listing. It features hardwood floors, granite countertops, stainless-steel appliances, Grohe fixtures, in-unit washer / dryer, and a private deck. Note: Clarovista still has not received approval for FHA-backed financing.
- Median price: Unit #916 at Catalpa Gardens, 1122 W Catalpa Ave, priced in the $240s. This west-facing unit, also listed by Jameson, is the last in its tier and has been reduced in price by more than $150,000. Finishes include hardwood floors, granite countertops and stainless-steel appliances. The building itself features an exercise room with lake views and a common party room.
- Most expensive: Unit #409 at The Atelier (above), 5556 N Sheridan Rd, priced in the $390s. This 1,350 square-foot condo, marketed by Smart Property USA, appears to be the lone unsold unit listed at The Atelier, which was completed back in 2006. It features 9-foot ceiling heights, hardwood floors, granite countertops, maple kitchen cabinets, stainless-steel appliances, and a master bath with marble finishes and separate shower and soaker tub. Garage parking is available for an additional $25,000.
