Missing the mark in North Lawndale

1522 S Karlov Ave, Chicago

There have been 114 home sales in North Lawndale over the past two years, and ninety-two of them were below $100,000, according to Redfin. In 2010, no home sold for more than $150,000, but right now there are nine single-family homes and two condos listed above that price.

In several cases, sellers are wanting more for their homes than what they paid in the mid-2000s. For example, a 1,380 square-foot single-family at 1458 S Harding Ave that sold new for $151,500 in 2006 returned to the market in October 2010 for $240,000, and a 1,526 square-foot single-family at 1522 S Karlov Ave (pictured) that sold new for $121,000 in 2004 was listed in November 2010 for $165,000.

The neighborhood’s most expensive listing has taken some hits, though — a three-story greystone at 1958 S Avers Ave was listed in July 2009 for $600,000, according to Blockshopper, but is currently listed at $498,000.
