Deceptively small development of the day: 4880 N Clark

We’ve long been curious about the new condos under construction at 4880 N Clark St, just up the street from the massive Rainbo Village development. An Axis Realty sign on the front announces 10 luxury condos. Could that be a typo? The building looks like a three-story structure with retail filling up the ground floor. If there are 10 condos in there, they’d have to be for some pretty small people, we reasoned. Or cats.

Not so. Only a small part of the structure is visible from the street, according to the developer, Spiro Arsenis. The lot is 50 by 216 feet – long enough to fit a 10-unit condo building and an 18-car heated garage. The building also has two penthouse units on the fourth level that are set far back enough from the lot line that passersby can’t tell that they’re there. Both penthouses have 1,000-square-foot terraces surrounded by a three-foot-high brick walls.The second and third floors each house four condos.

Units have two to three bedrooms and two bathrooms, and range from 1,500 to 2,100 square feet. Prices start at $400,000 and go up to $730,000, according to John Gall, the Axis Realty agent handling residential sales. One parking space is included in the price, and additional spaces are available for $25,000. Five units have sold so far.

The building has an elevator and all bedrooms have windows, according to Arsenis. Interior finishes include Brazilian cherry hardwood floors in the living rooms which are laid diagonally and surrounded by a walnut and maple inlay.

Two retail spaces occupy the ground floor. No tenants have yet signed up, according to John Cleary, the @properties agent in charge of commercial leasing, but a restaurant is a likely contender for one of the spots.
