The prices of the four remaining condos at Lipe Property Company‘s new Wicker Park development have dropped by about $20,000, according to Laura Knepper.
The 1250 Paulina Web site still advertises the building’s three bedroom / three baths as starting at $599,900. The homes, located at 1250 N Paulina St, are now priced from the $570s to the $670s, however, Knepper says.
All six of the 1250 Paulina’s condos are corner units with 1,700 square feet. Every west-facing home (PDF) has a 40′ x 8-5″ balcony accessible from the living / dining area and two bedrooms, as well as an optional 44-9″ x 20-2″ roof deck. Eastern condos (PDF) have two smaller balconies connected to their living rooms and master bedrooms.
Indoor parking is available at $18,000 per space.
Those dimensions put the condos’ prices per square foot at somewhere between the $330s to $390. Looking around the immediate neighborhood, RDM Development‘s Vision Condominiums, located immediately south of 1250 Paulina at 1624 W Division St, has 2,000 square-foot three-bedrooms that top out in the $590s, or roughly $295 per square foot.
