Pulaskiview to bring condos, retail to Chicago's Old Irving Park area

Here’s a change from the myriad projects touting views of the lake, the river and parks: Pulaskiview, from Dolce Living Homes, was set to break ground in late March, according to Anna Wateska, a sales associate with Coldwell Banker, which is marketing the development.

Located on stretch of Pulaski Road between Berteau and Belle Plaine Avenues along the eastern edge of Chicago’s Old Irving Park neighborhood, the project comprises three four-story buildings, each with three residential units and a commercial space on the ground floor. No tenants have been chosen yet, Wateska said.

Representatives of the developer will meet with community groups in the Old Irving Park area to solicit their input on what kind of businesses will best serve local residents, Wateska said. The new buildings will add density to the street, since according to Wateska the site was formerly occupied by several single-family houses.

The nine residential units, each spanning 1,680 square feet, will have three bedrooms and two bathrooms. Living rooms and dining rooms are combined in one 22 by 23-foot space, and balconies sit at both the front and back of the unit. Features include hardwood floors, vent-less fireplaces with marble surrounds, stainless steel appliances, granite counters and bathrooms with both Jacuzzis and showers.

Prices start in the $350s for the unit directly above the commercial space, which includes one outdoor parking spot. The unit on the next floor up, priced in the $360s, includes a garage space. The top floor unit, in low $400s, has a garage space and roof rights, Wateska said. All nine units are currently available. Wateska said deliveries are planned by the end of 2007.
