Sales update: Some for sale, others for rent at Catalpa Square

Last winter, the folks at Koenig & Strey GMAC Real Estate were pleased to see buyers signing up for Catalpa Square’s condos based on floor plans alone. Eight of the two- and three-bedroom homes at 2409 W Catalpa Ave were under contract by early January (when we shot the picture above), well before a model was set to open.

Four of those homes have closed in the past five months at prices ranging from the $250s to the $520s, according to Cook County sales records. Koenig & Strey is still marketing five units for sale – one for each single-story floor plan on the building’s third floor, and one duplex located on the ground level and second floor – and at least eight more units are available for rent through RE/MAX Team 2000, based on MLS listings.

Three of the four single-story units for sale are two-bedroom / two-bath homes with 980 to 1335 square feet that are priced from the $270s to the $380s. The fourth, a three-bedroom / two-bath unit with 1,462 square feet, is listed in the $380s. The duplex, a three-bedroom / three-bath home with 2,065 square feet, is priced in the $470s. (A mirrored floor plan sold in August for $521,000.)

Koenig & Strey and RE/MAX both describe the units as having hardwood floors, 42-inch kitchen cabinets, granite countertops, stainless-steel appliances, marble bathrooms, washer / dryer hookups and outdoor space – in other words, exactly what you’d expect from a new-construction home. The for-sale condos and rentals both come with one garage parking space each.

The building is located on the far eastern edge of the Budlong Woods neighborhood in Lincoln Square. Neither the Western Avenue Brown Line stop to the south nor the parks bordering the river to the east can be considered “next door,” but they should be easy to reach by bus. On the other hand, if taking a stroll through a cemetery is your idea of fun, there’s always Rosehill Cemetery immediately to the east, on the other side of Western Avenue.

Most of the new-construction projects in the neighborhood like to stress their Lincoln Square location and proximity to Lincoln Avenue. Lincoln Crossing, located at 5870 N Lincoln Ave, had one- and two-bedroom homes priced in the $280s and $290s at last check, while Lincoln Manor, 5300 N Lincoln Ave, had two- and three-bedrooms priced from the $390s to the $420s. According to a recent ad in the Trib, Lincoln Center, at 2472 W Foster Ave, has three remaining one- and two-bedrooms starting in the $270s.
