Two on Ashland – construction far along on The Vue, LV Lofts

New Haven Homes is nearing completion on the 24-unit LV Lofts condo project at 3245 N Ashland Ave (above). Architects Sullivan, Goulette & Wilson reportedly designed the new five-story building in the style of an old Chicago department store, though in our book, these are new condominiums, not lofts, despite the name.

The one- and two-bedroom “loft-style” units have exposed concrete ceilings of more than 10 feet, exposed ductwork, modern cabinets and stainless steel appliances. In addition to a common rooftop deck, each condo has a balcony or a terrace. One-bedrooms are priced from the $320s and two-bedrooms from the $400s.

The Vue (pictured below) sits just north of LV Lofts, at 3505 N Ashland Ave. This building also is five stories, and includes 22 condos with two or three bedrooms and two to three baths. Two-bedrooms are priced from the $300s and three-bedrooms from the $600s. The homes have floor-to-ceiling windows, balconies, Italian kitchen cabinets, hardwood floors and stainless steel appliances.

Most of the new residential development on this stretch of Ashland, from say, Belmont to Foster, has been fairly traditional. Some will see that as a missed opportunity for more adventurous design, and I wouldn’t disagree. But the greater density and height of the latest buildings – and the masonry street wall they’re gradually creating – have complemented the city’s lush median planters and transformed a street that in some ways used to feel like an alley into a pleasant if crowded thoroughfare.

Who’d have thunk Ashland would become a good residential location for buyers? If you’re put off by an Ashland address and haven’t seen the street lately, it’s worth a look. And if you’re actively shopping for a new condo, there’s a wide variety of resales (probably with some motivated sellers at the moment) in addition to the new-construction projects in this stretch.
