For a while there, developers seemed to think that buyers seemed to think that the bigger the brochure, the better a development must be. Brochures went from being roughly the size of a standard folder (somewhere in the vicinity of 8.5-by-11) to larger and larger pieces, until floor plans were practically drawn at actual unit size.

We picked up this weighty, clothbound information packet on a recent visit to the Walton on the Park sales center, 1 W Walton St, and wondered if it was the start of a new trend – think a fancy version of an old-school Trapper Keeper, or oversized high school yearbook.

We almost felt guilty walking away with something that looks like it might cost you $50 at Borders, but apparently, it’s not a problem. “We give them away all the time,” Ralph Oliva, an agent with Coldwell Banker Residential Brokerage, which is marketing the project, told us. Seems that if you can carry it, you can keep it.

The project, from developer The Enterprise Companies and architects Pappageorge / Haymes, will break ground in September on the site of what is now a parking lot and the sales center. It’s one of several going up near the intersection of State and Walton streets, including the Elysian and Ten East Delaware.

About 30 percent of the Walton on the Park’s first 202-unit tower has sold. Its one-, two- and three-bedroom condos range from 900 to 2,200 square feet and are priced from the $450s to $2.8 million.
