New construction on Cedar Street for $6.6 million

A 6-bedroom, 5 ½ bath home at 21 E Cedar St just came on the market at $6.6 million. According to the listing it was “custom built in 2010” and encompasses approximately 8,000 square feet of living space, 3 outdoor spaces with city views, and a 2 ½ car garage.

The site was studded with masons when the Google Street View cameras passed by during construction and snapped the above view.

The listing describes the home as being on an “oversized Chicago lot.” At 30 x 70, it’s about two-thirds the square footage of the typical 25 x 125 Chicago lot. While we’re focused on math, it’s worthwhile asking whether it’s possible to build 8,000 square feet of living space on 3 levels with 3 outdoor spaces and a garage on a 30 x 70 lot. The math is challenging, even if basement space is included in the calculation.

A little further east at 48 E Cedar, a 2-year old reconstruction of a Gold Coast greystone where I shot the above sponsored video several months ago, has gone under contract at a list price of $3.5M.
