Edgewater Glen condo project exudes warmth

Click for larger imageYou can tell that the developer of Edgewater Glen, 5858 N Broadway, has Chicago’s fierce winters in mind. When construction of the 34-unit mid-rise gets underway later this month, a snow melting system will be installed (we’re trying to get further details on this; we think it will be located on the driveway near the garage and also near the entrance of the building). The common areas will have radiant heat floors and energy-efficient windows.

Lettvin Development Company‘s six-story building features a red brick facade with stone trim, a cornice design and recessed balconies. The site formerly was occupied by an old kitchen remodeling store and an auto repair shop for used cabs and police vehicles, we hear. Floor plans include one-bedroom residences with 1.5 baths, one-bedrooms with dens and two-bedroom layouts, some with two baths and a den. Those homes are priced from the $250s to the $480s.

A handful of three-bedroom two-bath penthouses on the sixth floor are priced from the $390s to the $570s. All of the condos feature terraces or balconies or terraces, hardwood floors in main living areas, private storage lockers and washer and dryer areas. Kitchens have GE stainless steel appliances, granite countertops, 36-inch cabinets and ceramic tile or wood floors (per plan). A secured indoor heated parking space is included with the price of each home, or buyers can opt out of purchasing a parking space and receive a credit on the home price.
