Open House Review – Riverview Station

The Felix & MicKinney Group, LLC development known as Riverview Station is a neighbor and counterpart to the Jameson Realty Group’s Roscoe Flats development (reviewed here previously). Buyers on a Sunday open house stroll in Avondale are likely to visit both and come away impressed in each case. The crux of the difference is more money = more goodies, with Riverview Station, at 3434-40 N Elston, edging up and out a tad on both counts.

Granite, hardwood, stainless. Check check check. (Actually it would be noteworthy if any new condos DIDN’T feature these). These are primarily 3 br, 2 ba units (with two 2 br units) from the mid $300s to high $400s and quite spacious. I liked the high ceilings and the broader than usual square footage. A nice feature is the wide hallway connecting the kitchen/living area and the rest of the unit. You won’t feel confined anywhere in these units. Each features a balcony and (non) view of lovely Avondale. Not much to see but fresh air is always an asset. The penthouse units offer access to the roofdeck and I was told during the showing that the garage roofs behind the building will be finished as roof decks for the other units.

The bathrooms are first rate, marble with glass doors and big tubs. In keeping with the space theme, there are lots of deep closets and storage here. Parking is available, bringing the dollar signs up further. But it’s my impression a buyer would get their money’s worth on this stretch of Elston.
