Sixteen units coming to North and California

I had noticed this building under construction at 2800 W North Ave in Humboldt Park several times over the past six months or so, but for much of that time the whole building was hidden under a large green tarp. When I passed by today, the tarp was gone, revealing new windows and large balconies along North Avenue. Those balconies will look out onto Humboldt Park, which is located just across the street.

According to North Clybourn Group agent Karen Biazar, who will be marketing the development, the building will have 16 1,200 to 1,400 square-foot two-bedroom / two-bath condominiums priced from the $310s to the $400s, or an average price of about $365,000.

Biazar plans to set up four different model units within the next 60 days, and she says most of the homes could be delivered 45 to 60 days after that. The condos will feature quartz countertops, professional-grade appliances, steam showers and natural porcelain tiles. The building will have a 6,000 square-foot common roof deck.

The developer is applying for FHA approval, which would enable many buyers to buy their homes with a 3.5-percent down payment, Biazar says.

Construction should be completely finished by the end of the summer, but Biazar says this building is just the first phase in a much larger project. A second five-story, 40-unit building is slated for the property just to the west of this one.
