New Montana rowhouses on the market in Lincoln Park

When we last looked in on the 1500 block of Montana in Lincoln Park it was being marketed as up to 14 individual lots, with 50-foot combination lots selling for upwards of $1 million. You can read some of the history of the parcel at Crain’s Chicago Real Estate Daily.

That $1 million price point will now fetch you one of 14 fee simple rowhouses being built on the site, the first two of which were listed in the MLS yesterday, at 1544 and 1546 W Montana. The 3,200 square foot homes include 4 bedrooms, 4 full and 2 half baths, a family room, a nice-sized yard and a 2-car garage.

Building rowhouses rather than the single-family homes planned by the previous developer enables a larger interior width and more functional floor plans.

The location is just a block south of Wrightwood Park, which was flooded with kids on a January mid-afternoon when I shot the above photo. This popular neighborhood gathering spot also has a field house, pool, basketball and tennis courts and a running track.

The project’s developer, Belgravia Group, is a YoChicago sponsor. Belgravia’s many developments include the 66 luxury townhomes at Tamerlane, just up the street from the Montana development in the 2600 and 2700 blocks of Greenview. Tamerlane was completed about 20 years ago.
