I check the development Web site periodically for any updates on the Signature Residences, 207 E 31st St, but there haven’t been too many changes over the past year. Since it was set up in mid-April, the development’s Facebook fan page appears to be a more reliable source of news about the project.
The last time I posted an update for the 36-unit Bronzeville development, I noted that the building lacked the white pediments that could be seen on the development Web site. Since then, a new rendering has been released, and it appears to be a more accurate representation of the building.
According to a recent update, the developer is currently offering a number of promotions, giving buyers “$25,000 reasons to buy now.” Here’s a list of the incentives:
- $16,000 developer’s credit
- $8,000 first-time home buyer federal tax credit
- Up to $1,000 closing credit from preferred lender
- 10-year homeowners’ limited warranty
- One-year job loss Protection
- 3.5-percent down payment options
Additionally, it looks like the model unit is finished, because six photos of a furnished unit have been posted to the Facebook page, a few of which I’ve re-posted below.

I don’t think incentives ae enough for people to overcome their biased feelings against diverse neighborhoods. I hear a lot of
“right home wrong neighborhood” talk from people. I hope this neighborhood is able to maintain its diversity.
Once again futuredoc is singing his bias song. Where’s the evidence that “wrong neighborhood” means “diverse neighborhood?”
