New West Bucktown single-families in the mid-$500s

Noah Properties is known for delivering homes that include all of the extras that many other builders offer as upgrades.

West Bucktown? West of Western and south of Logan Square is Humboldt Park. I know its a sponsored post, but doesn’t the truth still matter?

Alan,

The truth does matter, and we don’t set it aside in sponsored posts. And I think the truth is that this part of Humboldt Park / Logan Square has changed enough to merit its own name. I began getting comfortable with that notion more than two years ago, after having been as skeptical of it as you apparently are.

Here’s a delicious bit of irony for you. What you’re calling Humboldt Park is technically part of West Town and was long known by its community area name. As the neighborhood changed everyone began calling a part of West Town east of the park Humboldt Park.

Neighborhood names in Chicago change as neighborhoods change. Welcome to the Gold Coast, River North, Streeterville, the South Loop, West Loop, etc. etc.

I had to go through the YoChicago search engine to find this, but this census based map shows changes in ethnicity “side by side” from 2000-2010.

Search 1600 N Artesian and see what the maps “side by side” show.

The greenish colors designate hispanics and the blueish colors designate the white horde.

The area under discussion is clearly “gentrifying” at a quick rate.

I don’t spend a whole lot of time around there, but the West Bucktown moniker seems increasingly appropriate.

Thanks for the link. It’s a great tool.

I have spent a fair amount of time in that neighborhood over the past several years, and the change in the housing stock alone can’t be ignored. It’s pretty dramatic.

South of North Ave, however, there are pockets of blight and some tough-appearing blocks.

There are times when I wish that some of the skeptical commenters could be flies on the wall and hear the discussions I frequently have with Realtors about neighborhood names. I don’t allow them to use a neighborhood name on camera that isn’t defensible – and I’m a tough and pretty knowledgeable critic as to what is defensible.

My husband and I are under contract on one of these homes. Both of the homes were under contract 2 days after they were placed on the market. I have been doing my due diligence on the neighborhood and reading real estate blogs etc. So many posters feel so strongly about what to call this neighborhood, to the point of sounding angry. I have looked on city maps and census reports, and quite frankly, few of them agree on what to call this area (perhaps West Buckbolt Square?). It seems to me that new homes continue to sell in this area at decent prices and that buyers don’t necessarily care what the neighborhood is named – more importantly is the value for your dollar, the proximity to amneties like the Blue Line, the Expressway and shops/restaurants. Call it Humbolt Park, West Bucktown, West Town, or Logan Sq…. just leave the judgment out of it.
