When I drove by North River Court at 2609 W Belmont Ave in Avondale last week, I thought construction had stalled, because at first blush it didn’t look like too much work had been done since our last construction checkup in August. However, on closer inspection of the photos, it’s clear that plenty of work has been done, and it looks like the building isn’t too far from completion.
Lidia Danciu from Coldwell Banker Residential Brokerage assures me that construction is ongoing, and it will continue through the winter. “All the electrical, heating and plumbing and all that is done,” Danciu says. “The big item now is the windows, which you can definitely do in the winter.”
The developer hopes to host a grand opening in February, which is when first deliveries are scheduled to begin. Ten of the 46 homes in the development have been sold so far, and Danciu says she’s confident that more buyers will emerge once a furnished model opens in the building. For now, no specific incentives are being offered, but Danciu says the developer is probably more open to negogiation now than they might have been before.
The price points have tightened slightly since I last wrote about the project because some of the least-expensive units have sold, and prices for the remaining two- and three-bedroom condos currently range from the $280s to the $470s. Garage parking is priced at $20,000.
